Belfor Water Damage Restoration and Concerns Regarding Apartment Insurance Fraud and Harassment I want to share my deeply troubling experience with Belfor, the water damage restoration company contracted for repairs at my apartment at 1851 Peak Circle, Unit 408, Apopka, Florida, managed by Greystar/Apex Apopka. Following an accidental water incident in my unit, Belfor was brought in to assess and handle the restoration process. From the beginning, communication with Belfor was poor and inconsistent. Despite the clearly accidental nature of the water damage, repairs were delayed, and I noticed suspicious handling of the restoration scope—raising concerns that damage was exaggerated or misrepresented to inflate the insurance claim. This suggests potential insurance fraud involving Belfor and the apartment management. More distressingly, Belfor employees have come to the building and attempted to intimidate me while pretending to perform repairs. I have captured on camera multiple instances of these employees using racial slurs about Black people during their visits. This blatant hostility and harassment have created a hostile living environment, added to my emotional distress, and made me fear for my safety. The drawn-out repair timeline, combined with the intimidation and racist behavior by Belfor staff, points to serious ethical violations and a clear disregard for tenant rights and wellbeing. I urge other tenants to document all interactions carefully, remain vigilant, and seek legal advice if they encounter similar misconduct. This experience has shown me the importance of holding companies accountable for both their professional and personal conduct.

Our homeowners' insurance required that we work with Belfor to do any of the restoration work after a water leak issue in our home. If any of my friends or family were to ask for recommendations, I would recommend that they look for anyone else. Within a week or two of initiating the process with Belfor, the initial estimator no longer worked for the company and the contact we were assigned for the remainder of the process was new to the job and unprofessional. For example, he cancelled an appointment without notice -- just didn't show up and said that he "tried to leave a voicemail" because we had not returned a document, even though we were not asked to return it electronically, just to have it signed for that next appointment. All in all, we ended up being out of our home for months longer than we should have been.

I rarely review companies due to the sad fact there are many service companies who are not trustworthy . BELFOR Property Restoration is a rarity. I had a water leak and they responded as sent by insurance company. Having great empathy for the situation , Johnny was very reassuring and clearly explained the process that would begin adapting the work to be done in convenience to my work schedule. In the worst of circumstance Johnny was a bright spot….a professional truly committed to his work! If ever in need of property restoration they should be the first to be contacted. For in the midst of unfortunate circumstance you will at least have peace of mind your in extremely capable hands!

Emily is an amazing asset to Belfor and has gone above and beyond for us. The team they brought in to do a shower repair was some of the best people you can possibly have working in your home. Polite, courteous, and very communicative. Always keeping us updated on progress. Job was done beautifully.

I called to get an estimate on repairs to our roof. I was told the price would be $1500 to $2000 just for an estimate. When I balked, I was to told, " it will take at least 20 hours for our engineers to complete the estimate". I questioned that and he then says, "alright, I'll do it for $1500". So you pay for the estimate, but they're not obligated to do the work. Maybe they'll change their mind, maybe the price is so high you can't afford it. The roof is 36'x28' or 67 cents a square foot for an "estimate". 20 hours for that? Who wouldn't give "estimates" all day for $1500-$2000?
